Villas

Off to Orlando with some friends next year and fancy staying in a villa for a change.Can anybody recommend a good 3 bedroom villa near all the attractions.

It is much better if you book direct with the owner so you know exactly what you are getting and where.

One of the best locations for the attractions is the Formosa area which includes communities such as Formosa Gardens Estates, Acadia Estates, Indian Creek and Rolling Hills. In the same area there are also resort style communities with onsite facilities such as Windsor Hills, Windsor Palms and Emerald Island.

The Formosa area is just off the US-192 highway which is lined with restaurants and attractions, Disney is less than 3 miles away (although it does depend whihc park you are travelling to) and there is easy acces to the I-4 interstate which will take you to SeaWorld, Universal and many other areas.

Agree about Formosa Gardens - we have stayed there and it is very close the parks. The restaurants are close by but you still have to drive. We have never stayed in a villa that is within walking distance of the restaurants.

It is a good idea to book direct with a villa owner. Having said that, the villas we have stayed in have been allocated on arrival by the tour company. We%26#39;ve travelled with TCD, Style and Virgin. On each occasion we%26#39;ve been able to request an area and a certain standard of villa but not a specific individual villa; we always go for an %26#39;executive%26#39; as we think they are that bit more luxurious and we have always been delighted with the villa allocated.

I have read reports on this forum from people who have stayed in villas in some noisier residential areas and have experienced some slightly %26#39;unsavoury%26#39; neighbours. We never had this problem in the areas we%26#39;ve been allocated. Although you will find many of your neighbours will be residents they are generally very quiet areas but this is something you perhaps need to guard against.

I almost always stay in Formosa Gardens. Up side is large and upscale villas on larger lots of land so your neighbors are not ight on top of you as they so often are. The smallest villas, and there are only a few of these, have 4 bedrooms. The downside - it has no community facilities, like community clubhouse, play ground or main pool. Emerald Island or Windsor Hills or Windsor Palms, all in the same general area.

The best buy for a 3 bedroom is a townhome and many have a small pool and then the main pool would be available at a place like Windsor Hills.

I%26#39;ve used both agencies and owners. The agencies I use only rent specific villas. They do not allocate villas on arrival. Try www.blueribbonvillas.com They have a UK office and are owned and operated by folks from there. Excellent service.


It is important to know exactly which villa you will be staying in - so I suggest booking directly with an owner. Do a google search for the resorts you are interested in and look at some websites to contact the individual owner. There are some exceptional homes out there. Great value.


Some homeowners may only rent to families, so double check before booking. Are you all over 21? That is usually a requirement also.
